  • This is a very common question and one that most do not know is possible. CalChoice Investments actually specializes in using retirement accounts to purchase real estate. For over 15 years we have helped hundreds of clients move move funds from their current qualified accounts such as IRA’s and 401k’s to our preferred custodian to facilitate a real estate purchase within their retirement accounts.

  • We stay in touch throughout the holding period of the parcel, providing updates on development in the area through:

  • We strongly encourage our clients to seek the business model we have set fourth for our clients. That being said, if a client, for what ever reason, elects to sell their investment early, there are two routes that can be taken.

    1. CalChoice Investments can reach out to other owners on the property to see if they would like to acquire more ownership on a property they already have stake in.

    2. Every client has the free ability to list their percentage of ownership with a licensed real estate agent they choose. All purchases come with their own grant deed so each owner has the free ability to sell at any time.

  • We do not list our client’s properties. Our business model is to hold onto this investment with anticipation a developer will purchase at top dollar. Our sole goal is to make sure our clients are always in the drivers seat and get the greatest return on their investment.

  • All clients will receive an annual property evaluation during the first quarter of each year. This evaluation will be sent via email to the email address we have on file.

    1. Estimated closing costs of $1,200

    2. Annual property taxes approximately 1.25% of the purchase price

    3. Purchases using qualified funds will have an additional $295 annual custodial fee for the self-direct IRA

  • All parcels are sold through a tenancy in common agreement. (TIC) With a TIC each owner has a percentage of ownership on the entire parcel.

    1. Annual valuations on all of the parcels that have been purchased through us, free of charge.

    2. Annual property tax notices to ensure taxes are paid each year and on time, free of charge.

    3. When a qualified offer is received on a parcel, CalChoice investments helps facilitate the sale of a parcel. There is no fee for this and typically no realtors fees either.
